Crystal Azure Beach Resort is now offering fractional ownership at preconstruction prices. This is not a timeshare or residence club for purchasing vacation weeks. This is an opportunity to purchase an outright share of ownership in one of our luxury, beachfront villas supported by full service amenities and a comprehensive rental management program. Fractional is fee simple ownership supported by a deeded block and parcel number with clear title guaranteed by the Cayman Islands government. This means you can use, rent, lend, trade, will or sell your fractional ownership as you see fit without restriction.

How It Works
- Fractional ownership is structured so that the villa is purchased through a limited liability corporation containing four (1/4 share) shareholders that own the villa. You can own from one to all four shares and each shareholder will appoint one director for the corporation.
- Crystal Azure will manage all aspects of creating and maintaining the shareholder company to ensure compliance with Cayman Islands legal requirements.
- This is a real estate purchase which you own outright and is registered with the Cayman Islands Land Registry. It is not a lease situation, timeshare or residence club.
- Fractional owners will have all the rights of fee simple, real estate ownership.
- Each share owner will receive an equal number of weeks in every 52-week cycle based on a calendar of allotted time. Weeks are on a pre-determined schedule and rotate on an annual basis (see Unit Share Calendar herein) so that every owner will have access to the most desirable weeks.
- Owners may trade weeks in their villa based on the written consent of the parties involved.
- Maintenance fees are paid monthly and all insurance costs are paid yearly in advance.
- Each owner will pay laundry service, telephone and all other related expenses not covered under the Maintenance fee during their allocated weeks. If participating in the rental management program, associated costs will be deducted from income generated.
- The Owner's Association, which is governed by a volunteer Board of Directors who are owners as well, will uphold the Association's ByLaws, provide rules and regulations, administer the budget and hold the annual and budget meetings. Monthly dues are allocated toward utilities, cable TV, trash removal, landscaping, staff, and capital improvements administered by the Owner's Association.
- Each owner is responsible for payment of the government's one-time 5% Stamp Duty
- Developer will fully furnish each fractional unit upon completion of construction
